This is a firecracker of an opportunity! As I was involved in preparing the park for sale, I was surprised that it turned out to be very satisfying and extremely rewarding. Having very little experience in creating a successful RV Park, I found the secret to its success is simplistic -- Just make people happy. With this attitude in mind, we went from a Park that was a little down in the dumps to having 95% occupancy this summer. Of course, we had to roll up our sleeves and do some hard work. First, we reclaimed the ground by mowing, weed whacking, trimming trees, and fixing anything that didn't work. Second, we went looking for some RV enthusiasts and found them. It didn't hurt that Highway 40 already had a left-hand turn lane and that we started with a phenomenal Artesian water well, a commercial septic system and power from a reliable company. More water rights provided water for the ponds and turned this high mountain desert area into a little oasis. A couple more 'to-dos' will finish the requests from our guests: More trees on the lower court, north side; a privacy fence from the Highway and a laundry facility. We've added a large cement picnic area with picnic tables and a couple of hammocks; now there is plenty of shade for relaxing. We are at the confluence of a large recreation and hunting area. To the west it is a short 15 minutes to Strawberry Reservoir (world class fishing), to the East, just 20 minutes to Starvation reservoir (the mini Lake Powell). To the north is Currant Creek and trails that take you all the way to Heber City for a raspberry shake at Granny's. South leads you to Soldier Summit on your all-day adventure. If you prefer opportunities to photograph wildlife, water ski, snowmobiling, and hunting, then you've come to the right spot. There is a cafÃ© with gas station just 3 miles up the road for filling propane tanks, filling gas cans or filling your stomach. At the Strawberry Marina watch the salmon run at the visitor's center, then amble up the road for breakfast, the bait shop, or a pontoon with your name on it. While the RV Park uses only 12 acres of the 141 total acres, opportunities for expansion are plentiful: - Highway frontage on Hwy 40 (both sides of the road) and Currant Creek County Road, - Two creeks wander through the entire property -- Deep Creek and Currant Creek, - A beautiful meadow or horse property, sub irrigated, with cottonwoods and willows, - Mountain property where the views are supreme and ready for your imagination, - Fish Ponds on both sides of Hwy 40, - Sandstone mountains, a majestic backdrop for any and all of you ideas, - Water Rights for more drinking water system and irrigation - In the direct line of growth expanding outward from Salt Lake City, Park City and Heber City. In summary, I encourage you not to miss the next opportunity of being in the right place at the right time.
