The Box Elder County Real Estate Market Report for October 2017
In October 2017 there were 69 single family homes that closed during the month for Box Elder County. That is 13 more homes sold than last year in October 2016. The median list price of homes in October 2017 was $225,000 and the median sold price was $221,130. That means homes sold at 98% of list price. The median square feet of homes sold in October 2017 was 2,343 and made the median price per square feet at $96.15.
Although homes sales were up from last October, the days on market doubled. In October 2016 the median days on market was 18, and this year, October 2017 the median days on market came in at 36. The sales volume for October 2017 was the highest so far this year coming in at $17,177,634. Back in October 2016, the sales volume was at $10,497,546. That puts this October selling $6,680,088 more than last October. That's a 64% increase in sales volume.

The market is now entering the 4th quarter, and as numbers show fewer homes come on the market during the 4th quarter. I believe this has to do with the cold winter weather, and the holidays during the 4th quarter. This does not mean it is a bad time of the year to buy or sell. This can be quite beneficial for home sellers. There will be less competition on the market and your home can sell faster for that reason. During the winter months this also means that when buyers are looking, they are more serious about buying. (Who wants to move in the cold anyway? Serious buyers and sellers that is.)
When deciding to buy and sell in the winter months it is even more important to pick the right real estate agent. Many agents tend to step back and relax during the holidays instead of working hard and getting ready to go into the new year selling strong. You will want to make sure you pick a real estate agent that is going to work hard for you even during the holiday season.
